Maverick Fishing Ranch Operating Rules
- Ranch House (the “House”)
- The House is available for use by the Members of the Maverick Fishing Ranch, LLC. Members is defined to include the LLC Member (defined as a signatory to the Maverick Fishing Ranch, LLC operating agreement), their spouse and their adult children (21 years or older). Only Members and their accompanied guests will have access to the House. Only LLC Members will be able to make a reservation via the reservation system; the LLC Member can make a reservation for any other Member.
- Each LLC Member is responsible for any damage to the House or excess cleaning fees due to actions by them, their spouse, adult children or by any of their guests. The general rule is that you should leave the House in as good (or better) of shape as when you arrived.
- All Members, prior to their departure, will be responsible to perform a checklist of House closing items that will be posted at the House (e.g., turn all lights off, lock doors, garbage removal, etc.)
- There are 4 Master Suites (“Master Suites”) in the House, each Master Suite has one king bed and one queen bed. Additionally, there is a bunk room (“Bunk Room”) which has capacity for upwards of 6 people and a separate in-law suite (“Overflow Room”) which has capacity for an additional 2 people. A Room Night is defined as access to a Master Suite, the Bunk Room or the Overflow Room. For example, if you reserve the Bunk Room, and two Master Suites for 3 nights, this equals 9 Room Nights. Each night there are 6 Room Nights available at the House, thus based on a 360-day year, there are a total of 2,160 Room Nights available for the full year.
- Each Member will have pro rata access to Room Nights based on their proportional ownership of total Maverick Fishing Ranch, LLC Member units. For example, if you own 10% of the outstanding LLC units, you will have access to 216 Room Nights.
- A Member may reserve the Master Suites and the Bunk Room per the House reservation system up to three months in advance. However, the Overflow Room is meant for last-minute trips and can only be booked by a Member 5 days prior to arrival. Every Room Night must be entered into the House reservation system.
- Once you have a confirmed Room Night(s), you may cancel the reservation up to 5 days in advance. However, if you cancel inside of 5 days of the reservation, your Room Nights allocation will be reduced by the total number of Room Nights in your canceled reservation.
- Each Member can have no more than 5 open reservations at any point in time and, of the 5 open reservations, no more than 1 Whole House Reservation and no more than 1 Holiday Reservation.
- Whole House Reservations include a reservation of all four Master Suites and the Bunk Room. A Whole House Reservation can be for no longer than 5 nights in duration and no Member can have more than a total of 3 Whole House Reservations during any calendar year.
- Holiday Reservations will include Christmas, New Year’s, FIBArk, July 4th, Memorial Weekend, Mothers Day, Fathers Day, Labor Day and Thanksgiving. There will be a random lottery system for the LLC Members to draw priority numbers (1 thru 10) in April of each year (or a partner meeting nearest April). The exact dates of the holidays will be defined by the Rules Committee in place each April. The LLC Member drawing priority 1 receives first choice of a Holiday Reservation, priority 2 receives second choice, and the process continues until all the Holiday Reservations are filled. If all the Holiday Reservations are not filled, they will go into the open reservation system. In the subsequent year, the LLC Members who did not receive a Holiday Reservation in the previous year receive priority status. For example, if three LLC Members did not receive a Holiday Reservation in the previous year, those 3 LLC Members would conduct a lottery for the first three picks. The remaining 7 members would then conduct a lottery for the remaining Holiday Reservation picks. A Holiday Reservation can be a Whole House Reservation or not, depending on the Member’s preference.
- Each Member reservation, except for Whole House Reservations, can be for no more than 7 consecutive nights in length.
- Fishing lodge quiet hours start at 11:00 pm.
- There is a no smoking policy inside the House.
- Member’s dogs are allowed inside the House and the Member is responsible for any damage done by their pet or any additional cleaning services. It is expected that pets will not be on the furniture or on the beds and the Member cleans up the pet’s poop outside.
- A cleaning service will be contracted and each LLC Member is responsible to pay the House Cleaning Cost for them, their spouse, adult children and guests by Venmo on their departure day.
- The House Cleaning Cost will consist of: a) a per bedroom cleaning cost and b) a common area (e.g., kitchen, living room, etc.) surcharge that will be maintained by the Rules Committee. The House Cleaning Cost may be increased subsequent to your departure(s) if there is additional or excess cleaning required. The House Cleaning Cost may increase or decrease depending on what rates we are able to negotiate with the cleaning service.
- In general, prior to your departure, you should clean any messes, strip the bed and leave all your linens in your room, run the dishwasher and remove your food items and trash. Once again, leave the House in as good or better condition than when you arrived.
- If a LLC Member does not pay for their House Cleaning Cost, damage done to the House or its contents or the Maverick Mule, that LLC Member, his spouse and his adult children will not have House occupancy privileges until payment is satisfactorily resolved.
- There are several camping sites available at the Maverick Fishing Ranch. There is no reservation system, however, Members should use their best judgment in allocating camping spots.
- All trash must be removed by the Member or their guest and there will be a “leave no trace behind” policy.
- Camping does not count toward Room Night usage.
- A separate reservation system will be utilized to reserve fishing beats.
- Use of the Maverick Mule will be on a first come, first served basis.
- Members will be responsible for leaving the Maverick Mule with a full tank of gas and clean. Any damage done to the Maverick Mule by a Member or their guest is the full responsibility of the LLC Member.
- Members shall be liable for any property damage and/or personal injury occurring on the ranch or the House, or at any activity or function operated, organized, arranged, or sponsored by the Member, or his or her guests.
- Any Maverick Fishing Ranch Operating Rules disputes will be resolved by a 3-person Rules Committee. The Rules Committee members will be selected at the partner meeting and rotate at the beginning of every calendar year. Each LLC Member will be required to sit on the 3-person Rules Committee at some point during each 4 years.
- All Members and guests must abide by all local fire ordinances and, when fires are allowed, only light fires in designated fire pits.
- There shall be no discharge of firearms except in designated areas.
